  • Joined Radiance Realty in its initial phase and the whole Finance & Accounting team was built around me through various references recruited carefully keeping in mind the roles and responsibilities of key areas
  • Independently and successfully completed Annual Accounts from FY 2012 to FY 2017 and got the Assessment orders up to FY 2015-16 for the entire group companies
  • Revenue recognized as per AS 9 on percentage of completion and Finalised the books of Accounts by fulfilling the needs of Auditor along with the approval from management
  • Supported the Company with my team to grow from scratch to the level of Rs
  • 320 Crores turnover in Realty vertical
  • Also was instrumental in developing other verticals like Aviation, Media, Power, Entry into Dubai Realty Sector, Facility Management Services and Interiors for Residential building, Co working private offices and Food Business
  • Handled Aviation (separate vertical) accounts and Finance, starting from coordinating with the Bank and Aircraft manufacturer (Learjet - Canada) in obtaining foreign currency loan (Buyers Credit) to buy the aircraft and was fully involved till the closure of books and completion of Income Tax Assessments
  • Debt fund raising (Raised over RS 150 Cr of funding at a marginal rate of interest) for residential real estate in the form of Construction funding, land funding, overdraft facility, LAP and Inventory funding with Banks and NBFCs for various projects, handled documentation, legal clearance, valuation and submission of MIS on timely basis to keep them reported on security cover and receivable cover throughout the tenure
  • Worked with the CFO in Equity fund raising from Motilal Oswal / Xander Finance for 3 projects to the tune of Rs.120 Crs – prepared IRR working, projected cashflow, documentation, coordinated with company secretary with respect to issue of NCDs and formed Debenture Trustee agreements
  • Customer wise accounts were maintained for each project in a separate software, this enabled CRM (Customer Relationship Management) to handle collections, outstanding dues and Tax deductions (sec 194 IA) from the customers without any hassle
  • Obtained APF facility from PSBs and Private Banks for all the projects to enable CRM to co-ordinate with clients for swift collection
  • Ensured smooth and seamless transition into GST regime within short span of time in June 2017
  • Have learnt the Rules and Regulations laid down by RERA and registered our projects in a swift manner
  • Further bank accounts were modified to suit conditions of RERA wherever project funding was availed
  • Radiance was one of the very few builders who have In-house Construction Team (EPC) which has necessitated the need for project wise construction accounting dealing with vendors, sub agencies and labour of different discipline
  • It was mandatory to ensure statutory compliance like PF, ESI & Labour Contract rules with respect to project as well
  • Various Income Tax scrutiny raised at different points of time were handled with panache, our quality representation helped us to maintain a clean image with the department
  • Precise to say that all our documentation and book maintenance were above board and was completely transparent, this was one of the reasons that we could come out clean at every instance
  • Was responsible in developing the desired tools and formats to provide information in a nutshell to the management - MIS Reports which includes Cash flow, Project Profitability Reports, Receivables, Payables, Customer wise issues on hand and also Provisional financials
