TITLE

Project Manager

RESPONSIBILITIES

  • I am responsible for the complete, accurate, and timely delivery of construction projects. I coordinate with the Project Owner, Design Team, Management Team, Local Authorities, Local Utilities, Subcontractors and Vendors to ensure that the project is completed to the Owner’s wishes and the Design Team’s specifications. Below are some of the responsibilities I have:
  • Pre-Construction:
  • - Review plans to ensure that the Civil, Architectural, Structural, and MEP drawings are fully integrated.
  • - Ensure all local AHJ have reviewed and approved the plans.
  • - Coordinate with the local utility companies to provide services to the project.
  • - Create a construction schedule. This schedule will be updated with input received from the Subcontractors during estimating and buyout.
  • - Look for and propose any value engineering options that might reduce the cost of the project.
  • Construction:
  • - Coordinate and produce the scope of work for subcontracts.
  • - Verify specifications and produce purchase orders for materials.
  • - Create and maintain a monthly report on the budget status for the project.
  • - Create the monthly pay application to provide to the Owner for payment.
  • - Create change orders as required.
  • - Provide daily support to the Project Superintendent as issues arise.
  • - Review and coordinate the transfer of submittals and shop drawings for approval from the Subcontractors and Vendors to the Design Team and Owner.
  • - Maintain the construction schedule.
  • - Perform quality and progress checks with site visits as needed. I typically go to a site for a quality walk every two weeks, but have no issue staying longer if the Superintendent is requiring assistance.
  • Closeout:
  • - Perform quality / punch walks with the Owner and Management Team to ensure the project meets expectations.
  • - Coordinate and organize close out documents. (Certificate of Occupancy, As-Built Drawings, Equipment Warranty Documents)
  • - Ensure all Subcontracts and Purchase Orders have been exhausted and final lien waivers are in place.
  • - Create a final report on budget status.
  • - Ensure the Management Team is instructed on the warranty process and warranty limits.
